NOTICE OF PUBLIC HEARING Town of North Hempstead – Board of Zoning Appeals Pursuant to the provisions of the Code of the Town of North Hempstead, NOTICE IS HEREBY GIVEN that the Board of Zoning Appeals of said Town will meet at Town Hall, 220 Plandome Road, Manhasset, New York, on Wednesday, December 20, 2023 to consider any matters that may properly be heard by said Board, and will hold a public hearing on said date to consider applications and appeals. The following cases will be called at said public hearing starting at 10:00am. APPEAL #21489 ñ Rajesh Subraj; 2 Parkway Dr., Roslyn Heights; Section 7, Block 172, Lot 11; Zoned: Residence-AAVariance from ß 70-100.1 to legalize a stationary barbeque and a gas fire pit in a side yard. APPEAL #21493 ñ Bagel Boss of Roslyn; 400 Willis Ave., Roslyn Heights; Section 7, Block 83, Lot 118; Zoned: Business-AConditional Use ß 70-126A (pursuant to 70-225(B)(7)(a)[1] for modification of prior conditional use under appeal #16308) & variances ß70-103(A)(1), 70-103(B) & 70-103(F) to legalize the expansion of the kitchen of an existing bagel store (a conditional use) with not enough parking, parking spaces that too small, and a loading zone that is too small.
