Public Hearing: Zoning Board of Appeals of the Village of Roslyn Estates


LEGAL NOTICE PUBLIC HEARING  PLEASE TAKE NOTICE that a public hearing will be held by the Zoning Board of Appeals of the Village of Roslyn Estates on Wednesday, November 18, 2020, at 7:30 p.m. at Village Hall, 25 The Tulips, Roslyn Estates, New York 11576, to hear: Case #618, the Application of Dr. Laurence Spier, owner of premises at 51 The Intervale, Roslyn Estates, NY 11576, in R-30 zoning district, also known as Section 7, Block 208, Lot 204, on Nassau County Land and Tax Map, for variances from Village Code Sections 200-27.D., and 200-11.C. and 200-14, to permit expansion of an existing home with floor area of 6,067.7 square feet, that would (a) result in floor area of 8,208.85 square feet, where the maximum permitted floor area for a lot of 51,342 square feet is 6,106.84 square feet, and (b) pursuant to Village Code Section 200-55.B(7), result in the loss of grand-fathered status for the existing detached garage, which therefore requires the following variances: (i) to maintain a 10’ setback from the rear property line, where a minimum setback of 12’ is required; (ii) to maintain a detached garage in a rear yard, where detached garages are prohibited; (iii) to maintain a detached garage with a height of 27’,6” where the maximum height is 12’; (iv) to maintain a detached garage that does not meet the front, rear and side yard setbacks or height/setback ratio limitations for a detached single-family dwelling within the R-30 zoning district. At the public hearing, all persons will be given opportunity to be heard. Individuals wishing to review file may do so during Village business hours. Those persons planning to attend meeting and who require special accommodations because of disability are requested to notify Village Clerk no less than 48 hours prior to meeting.
